Reports To:  Maintenance Manager, Service Center

 

Work Schedule/FLSA Status: 261 Days 12 Month / 8 hours per day

 

Salary Schedule: This is a full-time negotiated position. Salary grade 50D

 

Position Purpose:  Duties include, but not limited to, maintaining and repairing heating, ventilating and air condition (HVAC) systems and heat pumps. Position requires detailed knowledge of the operation and maintenance and repair of components associated with hot water and steam heating systems and chill water, heat pump and refrigerated air conditioning systems. Applicants should possess experience in electronic HVAC controls. Applicants should be familiar with the functional operation of a centralized Energy Management Systems. Duties may include evening shifts, weekends, and after hour emergency call-outs.

 

Knowledge, Skills, and Abilities:

  • High school diploma or its equivalent.
  • Minimum of five years full time Journeyman experience in the commercial Steamfitter trade.
  • Must possess a current Steamfitter license in the City of Omaha and universal CFC license.
  • Experience with servicing and maintaining central A/C systems (chilled water & refrigerant), heat pumps, hot water heating and steam heating systems, C/W systems and geo-thermal wells.
  • Experience with electronic HVAC controls.
  • Familiarity with the functions and operation of the centralized energy management System, preferably Niagara Management System.
  • Physical ability to climb, kneel, stoop, walk and engage in heavy physical activities including exerting force equal to lifting seventy-five (75) pounds in performance of job-related tasks.
  • Ability to climb ladders with tools and equipment weighing up to 30 pounds.
  • Ability to work at heights of up to fifty (50) feet.
  • Ability to work in physically restricted areas and to work in confined space for extended periods.
  • Possess strong communication skills.
  • Ability to work independently and as a part of a team.
  • Skills pertinent to positive human relationships with the ability to communicate and work effectively with staff members and community in a multicultural setting.
  • Above average attendance and work performance.
  • Must have a valid driver’s license and safe driving record.
  • Ability to meet District’s insurability requirements.
  • Demonstrate knowledge and use of personal computer, Microsoft Office software, including electronic work order software preferred.
  • Ability to pass functional assessment of physical abilities.

Essential Performance Responsibilities:

  • Purchases materials as required.
  • Repair or replace piping of various materials and sizes (steel, copper, PVC)
  • Repair or replace circulating pumps, pneumatic compressors, steam traps, strainers, filters, pneumatic valves, hot water and steam coils, tube bundles, portable air conditioners, heat pumps, safety devices, airline driers, and deteriorated gaskets as necessary.
  • Diagnose and adjust or replace defective sub-assemblies on components such as variable speed fan drives, digital control panels, pneumatic-electric humidistats, thermostats, transmitters, and pressure sensors and gauges.
  • Diagnose and correct problems evolving from the interface of environmental control systems and facility HVAC systems.
  • Repair window and central air conditioning units (both chilled water and refrigerant cooled) and heat pumps.
  • Weld piping as necessary.
  • Experience with servicing and maintaining gas fired heating equipment-Boiler burners, roof top units, make up air units and residential type furnaces.
  • Repair gas leaks.
  • Set up and remove scaffolding and able to operate aerial lifts as needed.
  • Assist in developing and maintaining a preventative and general building maintenance prioritization plan.
  • Complete trade-related tasks assigned by Foreman and/or Maintenance Manager.
  • Communicate courteously and effectively with the public and with school personnel.
  • Maintain positive working relationship with fellow employees.
  • Enter time and materials and technician comments along with other information into a computerized work order system.
  • Maintain satisfactory attendance and work performance.
  • Will maintain accountability of tools, equipment, and supplies assigned to the crew.
  • Must be available to work on-call rotation within the Steamfitter Department.

Additional Duties:  Performs other related tasks as assigned by supervisor.

          

Equipment:  This position requires the ability to use basic office equipment such as computers, copiers and scanners.  Must always comply with OPS’s guidelines for equipment use.

 

Travel:  Local travel will be required.

 

Physical and Mental Demands, Work Hazards:

  • Must be able to respond rapidly in emergency situations.
  • Must have organization, time management, communication, and interpersonal skills.
  • Work in an office environment, school buildings and warehouse setting.
  • Ability to lift items weighing a minimum of 70 pounds.
  • Ability to climb ladders with tools and equipment weighing a minimum of 30 pounds.
  • Must have the ability to work in physically constricted areas.
  • Have the specific vision abilities required by this job, which include close vision, distance vision, color vision, and the ability to adjust focus.
  • Selected applicant must pass a functional test of physical abilities. Testing will be arranged by the school district.

Interrelations:

  • Contact with personnel within the district and with customers and vendors.
  • Works under the direct supervision of the department supervisor in order to complete day to day tasks.
  • Works with a diverse population including multiple nationalities and cultures requiring the ability to handle all situations with tact and diplomacy.
  • Must understand and respond appropriately to customer needs and maintain a positive attitude with all customers and colleagues.
  • Expected to interact with all internal and external customers in a friendly, professional manner and provide quick, responsive customer service.

Employee Punctuality and Appearance

  • In order for schools to operate effectively, employees are expected to perform all assigned duties and work all scheduled hours during each designated workday, unless the employee has received approved leave.
  • Any deviation from assigned hours must have prior approval from the employee’s supervisor or building administrator.
  • All employees are required to report to work dressed in a manner that reflects a positive image of Omaha Public Schools and is appropriate for their position.
  • Regular attendance is important.

Terms of Employment

This position is treated as a full-time non-exempt classified position. The terms of your employment will be governed by applicable state laws regulating employment or teaching in a Nebraska public school and Board of Education policies, as those laws and policies may change from time to time, and the Teacher Contract. If your position is represented by a collective bargaining representative, then your employment will also be governed by a negotiated agreement between OPS and that collective bargaining representative.
